First-time protester
Today was our 2026 property tax protest and it went extremely well.
For the past two decades I manually collected equity comps from the MCAD website and tracked sales data from our subdivision to build my protest arguments. We also tried one of those tax services years ago that takes 30 to 50% of your savings with mixed results at best.
I e-filed my protest using the recommended value of $928,730 and all three panelists agreed to $928,730 — a reduction of $298,842. That number was even better than my homestead cap value of $972,400, meaning the protest brought my market value below what the cap would have protected me at anyway. The report nearly speaks for itself. I walked through four talking points in under ten minutes since the county used the first five minutes of the 15-min hearing.
